Market the property
- Prepare the property for showings
- Advertise the property with accurate description via various media
- Accept phone calls from prospects for viewings and questions
- Meet with propective tenants for property showings
- Provide rental applications (compliant with fair housing laws)
- Collect rental applications with application fees
Tenant Screening and Selection
- Perform background checks to verify idenity, income, credit history, rental history, etc.
- Inform prospective tenants of acceptance and denial of rental applications
Tenant Move In
- Establish lease agreement
- Confirm move in date with the tenant
- Review lease guidelines with the tenant including rental payment terms and required property maintenance
- Ensure all agreements have been properly executed
- Perform detailed move in inspections with the tenant and have tenants sign a verification report describing the condition of the property prior to the move in date
- Collect first months rent and security deposit where applicable
Tenant Move Out
- Inspect the unit and fill out a report on the condition of the property when the client moves out
- Provide tenant with a copy of the report as well as estimates for any possible damages if necessary
- Return the balance of the security deposit to the tenant
- Forward any portion of the owner’s portion of the tenant deposit to the owner or hold in the owner reserves for repairs
- Clean the unit and make any needed repairs or upgrades
- Re-key the locks
- List the property for rent
Lease Agreements
- Initial lease contracts
- Monitor and process lease renewals
- Enforce the rules of the lease contract
- Handling violators of lease contracts
Rent Collection
- Collect rent
- Track down late rent payments
- Issue pay or quit notices for non-payment of rent
- Enforce any late fees
Inspections
- Perform periodic inspections (inside and outside) looking for repair needs safety hazards, code violations, lease violations, etc.
Maintenance, Repairs, and Remodeling
- Identify repair needs
- Assign jobs to in-house maintenance employees or professional contractors who will do the best job at the best price
- Maintain outdoor areas by providing leaf and snow removal, landscaping, trash and debris removal
- Oversee large renovation projects
Evictions
- Filing necessary paperwork to initiate and complete an unlawful detainer action
- Represent property owner in court
- Coordinate with law enforcement if necessary
Legal Issues
- Understand and abide by local, state, and federal law that applies to renting and maintaining property
- Advise the property owner in the event of legal issues or litigation
- Contact qualified legal council when necessary
